TRAFFIC & PEDESTRIAN COATINGS
Protect the deck. Plan for the traffic.
Topcoat Services installs traffic-bearing waterproofing and protective coating systems for parking decks, ramps and pedestrian surfaces. We coordinate concrete preparation, repairs and coating installation around the substrate, exposure and demands of the space.
Preparation and installation coordinated by Topcoat.
Selection based on pedestrian or vehicular traffic.
Plan repairs, joints, drains and terminations.
Coordinate work areas and return-to-service requirements.
Traffic coatings are surface-applied systems designed for areas used by vehicles or pedestrians. Depending on the selected system, they can provide waterproofing, a protective wearing surface and a textured finish.
The right specification depends on the deck construction, traffic, weather exposure, existing condition and intended performance. A parking-deck waterproofing system and a decorative floor coating should not be treated as interchangeable.
Parking decks and vehicle ramps need systems selected for their traffic and exposure. Turning areas, entrances, ramps and other concentrated wear zones require attention within the installation scope.
For elevated decks, waterproofing requirements also need to account for the space below and the deck’s joints, penetrations and perimeter details.
Walkways, entrance ramps and other pedestrian deck areas need finishes selected around foot traffic, weather, cleaning and the underlying construction.
Texture, appearance and waterproofing requirements should be considered together. Where plywood or another substrate is involved, confirm that the complete system is suitable for that construction.
Review existing coatings, visible deterioration, water intrusion, traffic patterns, drainage and access. Establish what requires further investigation before defining the work.
Remove unsuitable materials within the agreed scope and prepare the substrate to the selected system’s requirements. The method and target surface profile depend on the concrete and coating specification.
Address designated concrete repairs and prepare joints, cracks, drains, penetrations and terminations according to the project details. Moving joints need appropriate treatment; coating over them is not a universal solution.
Where deterioration suggests a structural concern, evaluation by the appropriate design professional may be needed before the repair scope is established.

A system should be selected for the entire application, including its details and maintenance requirements.
A textured surface can support traction, but no finish is slip-proof. Water, ice, oil, debris, footwear and maintenance all affect surface conditions. Discuss the expected use and any required testing when selecting the finish.
Keep drains clear, remove debris and inspect high-wear areas, joints and damaged sections. Follow the installed system’s cleaning and maintenance instructions. Repair or renewal requirements should be based on the coating’s condition and manufacturer guidance.
Deck size is only one part of the scope. Existing coating removal, concrete repairs, waterproofing details, system selection, traffic demands and access restrictions all affect cost.
Installation scheduling also needs to account for preparation, repair-material curing, coating application, weather and return-to-service requirements. Phased work may be possible where the layout and operation allow it.
Send the location, approximate area, existing condition, leakage history and preferred work window to start the discussion.
A suitable waterproofing system can address water intrusion through the deck surface when the substrate and necessary details are properly treated. The source of leakage needs evaluation first. Joints, drains, penetrations and adjacent construction may require additional work beyond coating the open deck.
The complete systems are selected for different traffic demands and applications. Vehicular areas must account for vehicle wear, including turning and ramp traffic. Pedestrian areas have their own substrate, texture, exposure and waterproofing requirements. Specify a system for the actual use rather than selecting by appearance alone.
Sometimes, but the existing system’s condition, adhesion and compatibility must be evaluated. Failed or unsuitable materials may need removal. Testing or a trial area can help determine whether preparation and recoating are appropriate or whether a more extensive removal scope is required.
Concrete repairs and coating installation serve different purposes. Deteriorated areas need assessment and appropriate repair before the coating is applied. A coating does not restore lost structural capacity or replace investigation of significant cracking, movement or corrosion-related damage.
Reopening depends on the specified system, repair work, application conditions and required cure. Pedestrian access and vehicle traffic may have different requirements. Topcoat includes these considerations in the proposed schedule rather than assuming every deck can reopen the next day.
Phasing may be possible where work zones, access routes and system details allow it. The plan must account for preparation, curing, protection and transitions between phases. Share essential entrances, parking requirements and operating hours early so they can be considered in the scope.
Topcoat serves commercial and institutional projects across Massachusetts, Rhode Island, Connecticut, New Hampshire, Vermont and Maine.
Share the location, approximate area, current coating, visible damage and any history of leakage. Include photographs or drawings where available so we can discuss the next step.
