Burlington Walpole: From Layered Slab to Polished Concrete

Self-leveling underlayment, mastic and old epoxy coatings covered the existing slab, and a polishable overlay had been planned. Topcoat removed the layers and mechanically polished the underlying concrete, eliminating the planned overlay.

A Slab Buried Under Underlayment, Mastic and Epoxy

The existing slab was covered by self-leveling underlayment, mastic and old epoxy coatings, layered and inconsistent across the 25,000-square-foot floor. A polishable overlay had been planned. Topcoat’s work focused on removing those layers and developing the underlying concrete into a mechanically polished floor.

The Work Beneath the Finished Floor

Topcoat removed the underlayment, mastic and epoxy coatings to reach sound concrete and prepared the slab for mechanical polishing. Our own crews and owned equipment carried the removal, preparation and polishing through as one coordinated scope. Each stage supported the next.

Developing the Concrete as the Finished Surface

Following removal and preparation, Topcoat mechanically refined the concrete through grinding, densification and polishing. The completed floor uses the existing concrete as the finished surface rather than covering it with the planned overlay.

A Completed Polished Floor Without the Planned Overlay

Topcoat completed the 25,000-square-foot project in February 2026. Removal, preparation and mechanical polishing made it possible to use the underlying concrete as the finished floor, eliminating the planned overlay.
